For one of our clients, we are looking for a: Finance Specialist Job Description • Support / monitor daily business of Property Fund Operation Administration / Finance Team; • To ensure the company fulfils its obligations in its role as Officer of Property Management Company and for all underlying companies for Administration and Financial aspects; • Assist in ensuring that the Management Company fulfils its obligations under the PPM/Prospectus/ManReg/Fund Management agreement and that the company has no material breaches of its financial/ administrative responsibilities; • Review and challenge on a high level the main capital expenditure (and non recoverable revenue); • Monitoring the system for the funding structure for our funds; including – but not limited to – the debt/equity ratio, non-interest bearing debts, CPECs and equity; • Assist the company’s legal / transaction team with acquisitions and disposals and ensure that the cash flow model of the transaction is correct; • Work closely with Fund Managers / FM Finance on a day to day basis, liaising with them closely on all ongoing initiatives and projects of an Administrative and Finance nature; • Ensuring the Fund/Asset Manager fully complies with their obligations under the Fund/Asset Management Agreement and that there are no material breaches; • Track the external audit globally, Capital Call process and ensure that financial accounting /reporting requirements are compliant with the regulations; • Support and improve an efficient financial control and reporting environment for the funds; • Review Fund Level Business Plans and ensure they comply with board regulations; • Assist in ensuring that there is an up-to-date and approved investment and debt strategy for the Fund at all times. Ensure the fund is in line with approved investment and debt structure; • Support the Quarterly Fund Reports and ensure that they contain all relevant information and are prepared to the highest quality and within the projected timescale; • Support the issuing of Short and Long Form Reports; • Proactively contribute to the company’s London property business; • Help maintain the company’s credibility as a continental European Property Operational Platform for the company; • Generating an enhanced image of the company with clients and within the group; • Provide pro active input to get the company’s Property Operation Team Luxembourg to be ready to support the company on a global basis; • Support the sales team with in/out flow analysis. Your Profile • Finance Degree or equivalent; • At least two years working experience in financial services (in the Real Estate Fund Industry in Luxembourg is a plus); • Property, finance, investment and/or asset management skills; • Analytical, problem solving , business analysis skills; • Knowledge of the principal European property investment markets; • Good understanding and ability to interpret financing agreements, financial statements and cash flow models; • An understanding of European property debt structures and the draw-down process; • An understanding of the different European indirect property vehicle structures, including rules and regulations governing those vehicles; • Track record of innovative thinking, execution of ideas into reality and project management experiences; • Excellent Communication Skills; • Good knowledge of Microsoft Office; • Fluency in at least one European language in addition to English; • Affinity to accounts and numbers; • Preferably knowledge in Real estate accounting, consolidation, audit and financial statements; • Preferably some experience in including hands on investment acquisitions and disposals; • Experience of working with joint venture partners, portfolio managers, auditors and 3rd parties at a high level; • Experience in management situations / track record building; • Experience to cope under pressure; • Able to demonstrate creative/innovative thinking; • Given the division of the role between a number of funds, candidates will need to demonstrate flexibility and the ability to juggle a number of competing demands on their time; • Should have good experiences with property accounts and IFRS.
